Handling Probate is Never Easy!

No matter whether you're an attorney, a personal representative, or an executor/executrix we can help.

We Can Absolutely Help Make This Tough Task Far Less Stressful!

While no-one can tell you that being an executor or personal representative can truly be stress free,  as professionals experienced in this field we pride ourselves on being the only call you'll need to make to take care of everything having to do with the real estate and contents of the house.

Not only can we sell it for you (and provide options) we can also manage the liquidation of treasured belongings, packing and moving items to family members around the country, managing estate sales and cleaning the house ready to sell it for the highest possible price.

During our initial meeting with you we can let you know your options - from selling "as is" quickly if that is your goal, so you can have funds for any medical or other expenses available within a few days - to upgrading or renovating the home to maximize the equity.  It is always your choice of course,  but you can't make the best decision when you don't have all the information.  And sometimes it feels like everyone that is calling has their own agenda.  We are on your side.

We can also help you with some of the difficult conversations you may have to have with family members and other heirs.  If you haven't yet secured the services of a competent probate attorney, we can help you choose one that we know will do a good job for you and we are comfortable recommending.

We'll help you at every step along the way and do everything possible to steer you clear of the minefields. Of course, you'll still have to make some choices, but having us as an adviser by your side, makes the task significantly less lonely.  Call us at (760) 802-2798.

Do You Need to Dispose of the Property as Quickly as Possible?

Here's where our experience and knowledge provide the best value to our clients.  First, we will help you determine specifically what the most critical objective or objectives are in regard in the real estate that's involved in the probate.

When you need a fast sale, we can often provide immediate cash buyers from our list of qualified investors.  Often this is vital to allow a surviving spouse to move into a more suitable location, handle medical or other bills or simply get asset funds into the hands of the heirs quickly.  Our investors can often make offers within 24 hours on almost any property and can probably close very quickly.  Of course, timelines are frequently subject to the courts and filing timeline which are beyond our control, but our efforts minimize these delays whenever possible.

Our Sister Company, Your Next Chapter Home, is familiar with the various options available in senior housing if a surviving spouse needs help with that decision.  Many of the resources and experience are the same we use every day working with senior adults downsizing into a smaller home or moving to a senior community.

Do You Need to Maximize the Selling Price to Provide the Greatest Cash Benefit to the Heirs/Stakeholders?

When maximum revenue is the focus, we'll make certain the property is not only listed promptly, but marketed aggressively and intelligently to assure maximum exposure. We'll make sure you know exactly what the property is worth if you are willing to wait 30-45 days or so for the right buyer and we'll help you determine any possible repairs (if any) that might add more to the final selling price than their cost. In other words, providing the greatest return on your investment.

Unfortunately, all too often, ill-informed sellers spend far to much on repairs that do not even cover their cost in the final sale price. This is where our experience in repairing and re-selling homes combined with savvy marketing comes into play.

Plus, we are now - in most cases - able to make strategic upgrades to a property - using our trusted contractors.

And you do not have to pay for the work until the home sells.

If you wish, we can also advise on exactly what work to do based on your objectives.

Our Team Can Also Facilitate The Sale of

Personal Possessions

Over the course of a lifetime, people accumulate a wide variety of possessions that reflect their lives.

Disposing of these possessions in a dignified, yet efficient manner is often an obstacle to bringing the estate to a final settlement.

If that's the case our team can help coordinate a successful estate sale or refer you to reliable appraisers and other professionals.

We work especially well in these situations.  Typically the attorney of record has one of two roles.  They are either appointed to the task by the court or selected by the family or executor / personal adviser.  If you've been court appointed, then your role is usually focused strictly on the legal issues regarding any transactions and dispersal of assets.  However, if you are retained by the family or the executor / personal representative, your role usually extends to include a more advisory capacity as well, in either case we will at all times keep you well-informed about any aspect of the process in which we are involved - especially when it comes to fielding offers on the real estate.

In some cases, the family or executor / personal adviser will want ALL aspects of the probate to be handled by the attorney.  In these cases we'll work with you as the "client" regarding the real estate, just as we would with the executor / personal adviser.

We have focused our efforts on working in this unique area of Real Estate because we feel it allows us to not only perform a much-needed service to people in time of great stress, but also because it is an area that allows us to differentiate our level of expertise from others - who are not as focused- or well trained - in this niche.

We've taken the time, and made the investment, to properly prepare to assist you.  If you'd like some general information, please review our experience and testimonials.

We are ready to start working with you today and ease any unnecessary burdens quickly.
